Property Management Associates applies its resident selection policies fairly and impartially to every applicant.  The Company does not favor or discriminate because of race, color, religion, sex, handicap, familial status or national origin. We do business in accordance with all State and Federal Fair Housing laws.

Property Management Associates Resident Selection Criteria includes:

  • Credit history
  • Unlawful detainer history
  • Landlord references
  • Income

Credit history

Property Management Associates uses a professional credit screening company.  The credit screening company asks for specific information from the rental application. The credit report is usually received within 24 hours.

For the last three years, we look for derogatory histories such as:

  • Repossessions
  • Loan defaults
  • Unpaid judgments
  • Unpaid collection accounts

Unlawful detainer history

We decline applicants with a record of eviction or court ordered judgment within the last five years.


We obtain references from an applicant’s current and previous landlords.  Generally, negative reports from any reference cause us to decline an applicant.


Applicants must demonstrate an ability to pay the rent.  The Company checks for a verifiable source of income above a minimum level.  Generally the minimum gross income is a predetermined multiple of the scheduled monthly rent.  Property Management Associates applies an income multiple of at least 2 times the rent. For example, if the rent is $500 per month and the income multiple is 2, the minimum monthly household income must be $1,000 ($500 X 2 = $1,000).

Property Management Associates verifies income in three ways:

  • Employer verification
  • Paycheck stubs
  • If applicant is self employed, two years previous tax returns are required
